Why Developers Are Investing in Springfield, OH (Hint: We’re #1)

Developers are investing in Springfield, Ohio, helping to meet our strong housing demand. USA Today named Springfield, Ohio one of the Top 5 housing markets in the country based on the number of people viewing each property for sale and the average days on the market. And, the Wall Street Journal named Springfield, Ohio the #3 Emerging Housing Market and Economic Growth in the US and #1 in the Midwest. 

Springfield and Clark County have seen a flurry of development activity. DDC Management is one of the lead developers in the county, responsible for the Bridgewater housing development that is now in its fourth phase. In January, the Springfield City Commissioners approved the rezoning of 72 acres for housing development that will become the site of Sycamore Ridge, a 258-home development, with DDC starting construction starting this year. 

Ryan Reed, program director for DDC, told the Springfield News Sun that Bridgewater has been so successful they decided to look for another opportunity to build in Springfield. Between Bridgewater and this new housing project, Sycamore Ridge, they will be bringing nearly 500 homes to market.  The average price of these homes is $241,000 – making them highly affordable for middle class homebuyers. 

Smaller developers are also making a big impact by completing multiple projects. Premier Property Sales, for example, has built over 20 homes in under two years, selling them for around $189,000. The company is now expanding into rental units and is building townhomes. According to owner Clay Chester, the demand and need for housing is high. 

Senior housing development has also increased in Springfield and Clark County. Community Gardens, an affordable senior living project, is developing an additional 60 units this year.

80 apartments are being built in downtown Springfield as part of a $20 million project to renovate a downtown building.  And, Center Street Townes is a 34 townhome community in the heart of downtown.

More Housing Development is Needed in Springfield

The increased housing development is helping to meet the demand and developers like DDC are seeing homes selling quickly, or even being pre-sold. Still, there is a need for an additional 1,500+ units. 

“Companies are moving to Clark County and creating additional jobs. Gabriel Brothers Inc. (Gabes), for example is investing $77.5 million in the community and creating 800 jobs. We need additional housing units to support the increased workforce,” said Horton Hobbs, VP of Economic Development for Greater Springfield Partnership. “This is an exciting time for developers to invest in Springfield and the community has shown support for this, as demonstrated by the recent rezoning for 72 acres for DDC’s latest housing project.”
